My wife and I recently just started researching mortgage loans since we&#8217;re looking to buy a house. I learned from a blog that y<span>ou can no longer have a disputed account on your credit report and get approved for a mortgage. I lived most of my life overseas so I never checked my credit until I came back to the states when I was 24. When I checked my credit the first time two years ago I found that I have a collection for comcast in 2007 for the amount of $30. But I just came back to the states in 2009. So naturally I disputed this account to EQ TU and EX, saying I have no knowledge of it. When I saw that you cannot have disputed account when applying for mortgage, I panicked and pulled my EQ report from this site. I cannot find the account anywhere in the report, it&#8217;s as if it never existed. So my question is&#8230;&#8230;.is this account disputed or simply removed? If it is disputed, is there anything I can do right now to keep the mortgage from being denied? </span></p>

I hadn&#8217;t thought about a USDA loan before but I looked it up and it sounds like the best option. My main concern with a conventional loan was my employment history. I have good credit, my score was 728 the last I checked, which was about a month ago. I have no debt. I recently graduated from college and have a degree in Early childhood Education. I was in school from September 2010 until February 2012, during which I was renting an apartment. I started my job in August 2010, but am self employed as a nanny and was just working random days, not making much due to school, so I didn&#8217;t claim the money on my taxes that year (2010). In January 2011 I started doing my schooling online so I began working more and claimed that money on my taxes in 2011. I also started a part time job in August of 2011. I graduated in February of 2012 and started working even more, almost double, at my nannying job, and recieved a large raise due to getting my degree. So I have been self employed for just a few months shy of 2 years, but the first few months I didn&#8217;t claim on 1099s, although I didnt make enough for it to be required. But, I can easily get a VOE from both jobs.</p>
<p>My current total yearly  income is:</p>
<p>self employment: about $10,000</p>
<p>part time hourly job: $6,000</p>
<p>My main concern is with my pay raise. Will I be able to prove that my self employment income has steadily increased by providing bank statements of my weekly depeosits? Or will this not be enough? </p>
<p>The house I am looking at is in Ontario county NY and is $54,000. </p>

<p>I have done tons of research on the home buying process for myself and looked into buying after a bankruptcy and foreclosure due to my moms situation. I thought that for an FHA loan you had to be 2 years post bankruptcy discharge and if the foreclosure was included in the bankruptcy you didn&#8217;t have to wait the 3 years.</p>

We explained from the beginning that we had a nontraditional rental agreement with family that involved watching their house, caring for their animals, buying groceries and paying for a storage unit. We pay $200+ for just the storage unit on a montly basis. Of course, that doesn&#8217;t meet the condition of $500 cancelled rent checks on a monthly basis.</p>
